If you want us to rent your property, one of our experienced rental agents would like to come and visit to give you a current rental market valuation. We will advertise the property for rent, including any preferences you may have relating to pets, smokers, etc. This service includes listing your property on our website, e-blasting it to our extensive list of renter clients, and promoting it on Craigslist. Your home will also be entered into the multiple list service (MLS) and subsequently syndicated on over 900 other rental websites. Talk about exposure! 

Our agents will show the property to prospective tenants and work with other agents that have interested parties. Given our market exposure, it’s not uncommon to find renters within just a few days. 

When clients apply for a property, we ask each adult who will live at the property to fill out an application that includes information about their identification, rental history, and employment. All applicants must undergo a credit and criminal background check. Once we’ve screened the applicants, a report with the findings are submitted to you for consideration.

Once you have approved the application(s), your designated agent will prepare a lease for everyone’s signature. Applicants typically have 24 hours to sign the lease. We also give new tenants a move-in package to ensure that they will take care of utility accounts and have all of the legal documents required by the Federal and District governments.

On the day the new tenants move in, we give them the keys and answer any last-minute questions. If you decide to have us manage the property, we will collect the monthly rent, pay all bills you specify, reply to maintenance requests, and make minor repairs. Any major repairs, dependent on the amount you specify, will require your approval. Be assured any repairs will be performed by a licensed and bonded contractor, and we will reach out to as many contractors as necessary to ensure a competitive bid.
